We use this software everyday and it has made a huge difference in the ease and control with which we manage our vacation properties. If you have a quick moment, let me share a story of how we started in the vacation rental business and how that led to the developement of VPRM 3.0.

Like many of you, my wife and I dreamed of owning waterfront property. A few years back, I sold off some business interests and decided to "retire". My son Mark and I set out one cold January from the Midwest to Florida just to do some "preliminary scouting" for beachfront condominiums. After looking at a few condos we expanded our search to some beautiful beachfront homes which were more $$ than planned. At the end of the first day, my son said "So Dad, what are you thinking?" to which I replied "I am trying to decide whether to do something rational or something stupid". His reply was "I know that I probably don't have a vote, but if I did, I'd vote for stupid". 

Anyway, my wife Judy arrived the next day and before you know it we had a contract to purchase two homes situated on a beautiful beach front lot on the sugar white sands of Florida’s emerald coast in Destin, Florida. Fortunately, the "stupid" decision turned out to be one of the smartest investments we have ever made.

The only catch was that the realtor's cash flow projections were a "tad" heavy on the rental income and a "tad" light on the expenses. It didn’t take long to learn that we needed to figure out how to eliminate the middleman taking 35-45% of the rentals if we were ever going to sustain a decent level of cash flow. It didn’t happen overnight, but we are now doing the rentals of our properties on a direct basis.

Like many of you, we developed a "simple" system of word documents, spreadsheets, data bases, forms and manual paperwork systems. As we added more vacation properties (up to 5 now) in Colorado and Mexico, things went from being fun and challenging to being work and nearly overwhelming. We soon realized that our simple system was actually very complicated, uninformative, mistake prone and far too time consuming.  

I searched for a software package that I assumed would be readily available. I soon discovered there were none that came close to fitting our needs or were just far too complicated. I finally found a package reasonably close to what I was looking for. I approached the developer and the two of us started a several month project enhancing the software culminating in the new release of VPRM 3.0. While my original objective was just to find a solution for our own rental activities, I loved the software and its potential so much, I purchase the software rights from the developer. I have been personally using it for nearly 6 months and it has made an incredible difference.

Our first priority will be to establish VPRM 3.0 as the premiere rental management tool for owners of vacation rental properties. With input from users, we will add new products and services.
